we did a design for an exterior renovation to a hotel. A large part of it was replacing the roof - taking a hip roof and building some walls and turning it into what would appear as a 2 story building with a flat roof (second story is false)
Last Friday the contractor took of the existing roofing. And then he left. And then it rained. My boss called me this morning from the hotel. The lobby is flooded, the breakfast room is flooded. The lunch/dinner restaurant is flooded.
EDIT:::!!!! o o o i forgot to add, despite having full architectural and structural drawings, the contractor started work without pulling a permit. The city is PISSED

whomever built that roof did a solid job...... thats a lot of car for it to hold up
(your contractor on the other hand... sounds like a bit of a cowboy)

Of course they didn’t.
Sadly, that responsibility usually falls on the property owner once it comes to the finger pointing stage. Hopefully they have a contract in place, and hopefully that contract specified the contractor will be responsible for obtaining permits. Even then though, the property owner might be on the hook and then might have to go after the contractor to recoup their losses... Of course, if the contractor isn’t bonded/insured they’ll probably just shut down and start over again under a different name, and good luck getting a penny.
...but you probably knew what kind of cluster you’re dealing with already.

If they didn’t pull a permit what are the chances the work is bonded and insured? Probably not very good...

When I went through getting my house repaired, I told the GC to tell all the subs to not touch anything until a permit was taped to the door. Gotta cover your ass.
Why would they not cover it with a tarp or something? Did the forecast change?

wow - usually commercial jobs are run a little tighter but that is a cluster. Either the roofer is insured now but soon won’t be, or he isn’t and the GC who hired the roofer is criminally incompetent. Or... third option... the property owner knows the roofer and is playing the property insurance carrier?

yea its a private project so there is a good chance its not.compared to other stuff we have done with them, it isn’t a huge project, i mean wasn’t.....
